The house that sold quickly and at a better price had emotional appeal.
Marketing research has shown that the same primal needs motivate all buyers to seek out homes that give a sense of privacy, brightness and spaciousness. For example, if a buyer senses there is privacy, he feels protected; he owns property that is safe. If a home is bright, the buyer responds by feeling it is warm and
comfortable. By applying interior design principals that make use of color, texture and proportion, you can create the illusion that your home provides these desirable qualities. In doing so, you enhance the emotional appeal of your home.

When you place your home on the market it becomes a product. Similar to a product on the shelf at your local grocery store, it has features and benefits, pluses and minuses, and competition.
