These three factors must be considered as equal interdependent parts of the whole picture. There must be a synergy between them for the sale to move forward. In addition, there are several crucial steps you should take to prepare your home for sale.

 

Condition

Buyers generally do not want to work on a home. You must be prepared to make your home as close to “move-in condition” as possible or, be prepared to factor the condition in the price.

Why is new construction popular? Because, everything is new! It’s usually light, bright and has soft neutral colors. It’s in “move-in condition.” What is more, new construction is often built to the buyer’s design.

Though each home offers certain advantages, all homes require certain steps to help increase the salability of the home.

 

Price

A Few Rules of the Road:

• Pricing is not an exact science.

• There is no magic to pricing a home.

• This is your home, not the Realtor’s.

• Value…specifically the value of your home (not necessarily the same as the price) is determined by what a ready, willing, able and knowledgeable Buyer will pay for your home.

 

Listen, Question and Learn

These are probably the most important services a Realtor
can provide. The key in pricing your home is to set a price
that fairly reflects your home’s condition, your motivation
and the current market conditions.
